Non-Invasive Leak Detection: How We Find Leaks Without Breaking Walls

Acoustic ground microphones, thermal cameras, tracer gas, moisture meters — how Source Leak Detection combines four methods on every callout.

The old way of finding a hidden leak was simple and brutal: break open the wall, find the pipe, fix it. The problem was that "finding" the pipe often meant opening up large sections of wall, floor, or paving — sometimes in the wrong place.

Today, non-invasive leak detection technology means we can pinpoint a leak to within centimetres before a single tile is removed or a wall is touched. If you've been putting off calling a leak detection company because you're worried about the disruption, this guide will put your mind at rest.

What Is Non-Invasive Leak Detection?

Non-invasive leak detection is the use of specialist equipment to locate water, gas, or pool leaks without destroying the structure around the pipe. Instead of cutting into walls or digging up floors to see where a pipe is leaking, we use acoustic sensors, thermal imaging, tracer gas, and pressure testing to find the exact source.

The result: you know exactly where the problem is before any repair work begins. Repairs become targeted and minimal — instead of opening up an entire wall, a plumber opens only the small section where the leak actually is.

At Source Leak Detection, all our leak detection services use non-invasive methods as standard. We've been doing this for over 17 years in Pretoria, Centurion, and across Gauteng.

The Technology We Use

1. Acoustic Leak Detection (Listening Equipment)

Water escaping from a pressurised pipe makes a sound — a hiss, a rushing noise, or a low-frequency vibration. This sound travels through the pipe itself and into surrounding materials. Our acoustic equipment amplifies these sounds so they become detectable at the surface.

We place sensors on the floor, wall, or ground above the suspected pipe route and listen for the characteristic sound signature of a leak. By comparing the signal at multiple points, we can triangulate the exact location.

Best for: Underground pipes, in-slab pipes, pipes inside concrete floors.

2. Tracer Gas Detection

We introduce a harmless mixture of hydrogen and nitrogen gas (sometimes called forming gas) into the pipe system. This gas is lighter than air, non-toxic, non-flammable, and — crucially — invisible. It escapes through any leak point and rises to the surface.

A sensitive electronic detector, similar in principle to a gas sniffer, detects the tracer gas at the surface. The highest concentration indicates the leak point.

Best for: Very deep underground pipes, pipes under driveways or thick concrete slabs, situations where acoustic signals are unclear.

3. Pressure Testing

We isolate sections of the plumbing system and apply controlled air or water pressure. A section that loses pressure has a leak. This method is used to confirm that a leak exists and to narrow down which section of pipe is affected before more precise detection methods are applied.

Best for: Confirming a leak before detection, testing isolated runs of pipe, pool plumbing.

4. Thermal Imaging

Water changes the temperature of surrounding materials. A thermal camera (infrared camera) shows these temperature differences as colour changes — a wet patch behind a wall appears as a different colour than dry wall, even if there's no visible moisture.

Best for: Finding leaks behind walls and under floors where there's moisture but no visible damage yet, detecting the extent of water ingress.

5. Dye Testing (Pools)

For pool leaks, we introduce a tracer dye near fittings, cracks, or penetrations. If water is escaping through that point, the dye will be pulled out with it — becoming visible to the naked eye or under UV light.

Best for: Pool shell cracks, fittings, light fixtures, skimmer boxes.

Why Non-Invasive Is Better for You

Less Disruption

No unnecessary holes in your walls, no torn-up floors, no paving that needs to be relaid. The detection process itself leaves your home essentially unchanged.

Lower Repair Costs

When a plumber knows exactly where a leak is, they open only the access they need. Instead of removing five square metres of tiles to find a pipe, they remove one or two tiles. That means less repair work, less cost, and faster turnaround.

More Accurate

Guesswork costs money. Non-invasive detection removes the guesswork. We have a 17-year track record of finding leaks first time in Pretoria and Centurion — without unnecessary exploration.

Insurance-Accepted Reports

Our written reports document the method used, the exact leak location, and the condition of surrounding infrastructure. This is what South African insurers need to process claims. See our guide on does home insurance cover water leaks in South Africa for more on what your policy might cover.

Peace of Mind With a 3-Year Guarantee

We back our work with a 3-year guarantee. If the same leak recurs after our prescribed repair, we return at no cost to you.

What a Non-Invasive Leak Detection Visit Looks Like

  1. We arrive at your property — usually the same day you call, anywhere in Pretoria or Centurion
  2. We assess the situation — talking to you about what you've noticed, where you suspect the problem might be, and looking at any visible signs
  3. We select the right equipment for the job and the pipe type
  4. We systematically test the relevant sections of your plumbing system
  5. We identify the leak — pinpointing it to within centimetres
  6. We produce a written report — documenting the location, the method used, and our recommendation
  7. You can proceed with repair — with full confidence in exactly where the problem is

Most residential jobs take 1–3 hours. We work across all property types: houses, townhouses, complexes, estates, and commercial properties.

Common Situations Where Non-Invasive Detection Is Used

  • In-slab plumbing leaks — pipes embedded in a concrete floor slab are impossible to access without breaking concrete, making accurate location critical
  • Underground supply line leaks — leaks between the meter and the house, often under paving or garden
  • Leaks in party walls — in townhouse complexes, opening the wrong wall means opening someone else's home
  • Pool plumbing leaks — underground pipes from pump to pool, impossible to see
  • Leaks causing high water bills — when you know something's leaking but have no visible clue where

If your water bill has been inexplicably high, our guide on high water bill but no visible leak explains the most common causes and what to do.

How Much Does Non-Invasive Leak Detection Cost in Pretoria?

Most residential leak detection jobs cost between R800 and R2,500. The price depends on the size of the property, the number of pipes that need to be tested, and the complexity of the detection.

For Body Corporates and Complexes

Non-invasive detection is especially valuable in sectional title properties, where leaks in shared infrastructure — plumbing walls, roof terraces, in-slab pipes — affect multiple units. Accessing the wrong location means disrupting two or three units unnecessarily.

We work with body corporates across Pretoria East, Centurion, and Johannesburg. Read more about our leak detection for body corporates and estates.

Frequently Asked Questions

Q: Will you damage my tiles or walls during detection? A: No. The detection process itself is entirely non-invasive. Once we've identified the exact leak location, any necessary access for repair is decided together with you and the plumber — and kept to an absolute minimum.

Q: How accurate is acoustic leak detection? A: Very accurate. Modern acoustic equipment can pinpoint a leak to within 5–10cm on most pipe types. Combined with tracer gas where needed, we regularly achieve centimetre-level accuracy.

Q: Can you find leaks under concrete floors? A: Yes. In-slab leaks are one of our most common jobs in Pretoria. Acoustic and tracer gas methods both work well through concrete slabs.

Q: What if the leak is very small and slow? A: Small leaks are sometimes harder to detect acoustically because they generate less noise. In these cases we combine methods — pressure testing to confirm the leak, tracer gas to locate it.

Q: Do I need to be home during the detection? A: Yes, ideally. You'll need to provide access to the water meter, isolating valves, and the areas we need to test. Most jobs are done in 1–3 hours.
