Water Leak Detection in Sunninghill — When the Occupant Changes Every Week

Sunninghill has more short-term-let, guest-house, and small-business-let properties per residential block than any other Sandton suburb we service. The suburb's economic footprint is shaped by Sunninghill Hospital, the office parks along Rivonia Boulevard and Autumn Road, and the professional-services companies that occupy the commercial belt through the middle of the suburb — and the residential stock has adapted to that footprint. Many Sunninghill homes are configured as guest-house lodges (three to eight rooms, licensed with the local authority), Airbnb-style short-term lets, or executive rental properties leased to corporates who rotate their staff through them.

That changes the leak call. On a Sunninghill callout the caller is often a property manager rather than a homeowner, the water use pattern doesn't behave like a typical residential household (peak on Sunday evenings, low midweek), and the leak report needs to be readable by whoever will still be managing the property when the current lodger has moved on.

What leaks when the tenant is temporary

Two patterns dominate Sunninghill leak calls. First: consistent high water use from rotating occupancy that masks a slow leak. On a guest-house with eight rooms turning over weekly, the underlying leak on the mains would be visible on a residential water bill within a month; on a rotating-occupancy property it can be masked for six months to a year before someone notices the trend. By the time the leak is booked, the plumbing has usually been failing for longer than the current property manager knows.

Second: fitting failures in high-turnover bathrooms. Guest-house and short-let bathrooms take heavier use than family bathrooms — daily deep cleans, higher shower frequency, more frequent basin-plumbing wear. Silicone seals around basins, waste-flange gaskets, and shower-arm connections wear faster in these properties than in a standard household. Not all of those are pressurised-side leaks — some show up as waste-line seepage — but the pressurised-side failures we do see concentrate on cistern inlet valves and shower-arm connections.

The Sunninghill diagnostic

Meter test first. On a Sunninghill guest-house the meter test needs to be timed to a low-occupancy window; if we run the test while lodgers are actively using water in their rooms, the dial reading is meaningless. We coordinate the arrival window with the property manager to hit a window when the property is between guest turnovers, or when the occupancy is low enough that all use points can be genuinely closed.

Once the meter confirms the loss, the standard diagnostic proceeds — acoustic, tracer gas, thermal imaging, pressure verification. What differs is the report format. On a Sunninghill lodger-economy property the report is written to be shared with future property managers, cleaning staff, and insurers — the technical findings sit up front, with a plain-language summary that a non-technical property owner can act on.

Because Sunninghill is a next-day suburb from Rietvlei, we book the arrival window the evening before and hold to it — critical for a property manager coordinating guest check-in and check-out.

Prep for a lodger-economy property

  • Coordinate the appointment for a low-occupancy window. If the property has actively booked lodgers during the target window, please move the appointment rather than trying to run the diagnostic with occupants in-house.
  • Working isolating shut-off valve accessible and located. On guest-house properties with multiple bathrooms, please also identify sub-manifold isolators for individual bathrooms — the diagnostic may isolate at sub-manifold level to narrow the leak.
  • Close every tap and irrigation timer. On short-let properties this includes the small in-room amenities (mini-basins, courtesy taps) that are easy to overlook.
  • If you're a property manager and not the owner, please confirm in writing at booking that you have authorisation to arrange the inspection and receive the report on the owner's behalf.
  • Enclose dogs on properties with pet accommodations.

Frequently asked questions — Sunninghill

We run the property as an Airbnb short-let and can't take it offline for maintenance. Can you work around guests?

Ideally no — the diagnostic requires all water points closed for the inspection window, which is not compatible with guest occupation. What we can do is coordinate the appointment for a check-out to check-in gap, which for most short-lets is a two- to three-hour cleaning window. We can complete the standard single-pump session inside a two-hour cleaning window, and the property is back to guest-ready state before the next arrival.

Our guest-house has eight bedrooms with en-suite bathrooms. Does the size affect the diagnostic scope?

Yes to some extent. A property with eight bathrooms has considerably more plumbing endpoints than a standard three-bedroom home, and where the leak diagnostic requires isolating at endpoint level (rather than at the property mains), the two-hour session may need to be extended. We usually assess this after the meter test — if the meter test alone narrows the leak to one wing of the property, the standard session works fine. If the leak requires per-room isolation, we may propose an extended session at additional cost, documented in the service terms.

Sunninghill Hospital is a five-minute walk. Do you handle commercial leak detection for medical properties?

The residential rate applies to residential and guest-house properties. Medical properties — hospitals, clinics, medical office parks — fall under a different service scope with sterility, access, and after-hours considerations that require quoting separately. If you're calling from a medical property, please note this at booking and we'll advise on the appropriate service and rate.

A corporate tenant reported the leak. Who receives the report — the tenant, the tenant's HR department, the property agent, or the owner?

Primary report goes to whoever placed the booking. Where a corporate tenant has authorised the property agent to arrange the inspection, the report goes to the agent, who typically shares it with the tenant's facilities team and the property owner. We do not send technical reports directly to corporate HR departments — the report format is technical and better suited to a property or facilities professional. Where a summary is needed for corporate reporting, we can produce a plain-language summary letter alongside the technical report.
