Water Leak Detection in Irene — Under the Old Streets
Irene village has water pipes older than most South African suburbs have houses. The oldest sections of the village layout date to the late 1890s — Jan Smuts's era — and although municipal reticulation has been upgraded in stages over the decades since, we routinely find properties in Irene that still have their original galvanised inbound mains from the 1930s or earlier, unchanged, buried under front gardens that have themselves been mature for eighty years. On a leak detection call in the older Irene village lanes, "old" doesn't mean 1970s. It means before World War Two.
That single fact re-orders the diagnostic. On a Waterkloof job we plan for 60-year-old galvanised. On an Irene village job we plan for 80-plus-year-old galvanised, with the additional complexity of a heritage-preserved streetscape where the local heritage authority takes a specific interest in what happens under the pavement.
What survives, what fails
Original galvanised mains that have lasted this long into the 2020s are, on the whole, in remarkably good condition — steel walls thicker than modern spec, and joints threaded and taped to a standard the industry no longer routinely produces. But even good galvanised eventually fails, and the failures we see in Irene concentrate at a few specific points: elbows where the mains turns to enter the property, unions where the original pipe was joined to a later replacement section, and threaded connections at the property-side isolator where decades of tightening and loosening have finally cracked the fitting.
The other Irene-specific failure mode is at the interface between original galvanised and a later-era retrofit. Many Irene homes had their internal plumbing upgraded to copper in the 60s or 70s and then to PEX or PVC in more recent decades. Every upgrade preserved the original galvanised mains from the boundary but tapped into it inside the house — and it's at those interior tap points that the aged galvanised meets a modern fitting standard it was never designed for. The failure is at the interface, invariably.
The Irene method
Meter test first. Because Irene village properties often have the meter at the boundary with the mains passing under a paved lane or a front garden before reaching the house, the meter test itself is more informative than in most suburbs — a running dial with everything closed inside the house confirms the loss is on the mains between the meter and the house, which is exactly the run we're most concerned about.
On Irene mains work, acoustic leads. Galvanised failure signatures ring cleanly through the ground, and the microphone catches them within a metre most of the time. Where the run passes under a lane or a paved historic-heritage surface, we choose the acoustic points carefully — we do not run acoustic testing on stone-cobbled sections where the microphone can't sit flat. Tracer gas backs up the acoustic on any grass or garden sections. Thermal imaging handles suspected hot-line failures inside the house.

Prep for a heritage property inspection
- Working isolating shut-off valve accessible. On very old Irene properties the isolator is sometimes buried under decades of garden growth — please locate it and clear a working area around it before the appointment.
- Close every tap and irrigation timer for the inspection window.
- If you have any historical plumbing records for the property — old plans, previous repair invoices, notes from previous owners — please share them at booking. Even fragmentary records are valuable on a pre-war property.
- If the property is on the heritage-preserved section of Irene village, please note this at booking so we plan the acoustic sweep points around any protected surfaces.
- Geyser on at least two hours ahead if a hot-line leak is suspected.
- Enclose dogs.
Frequently asked questions — Irene
The property is registered as a heritage site. Will your detection require any municipal permissions?
No — non-invasive detection doesn't disturb the property fabric, so no permissions are required for the inspection itself. Where the resulting repair will require any excavation or fabric disturbance, the report includes the pinpoint location and photographic evidence, which is typically what a heritage-authority permit application requires. Heritage-property owners in Irene have used the report to support trenching permit applications.
We have Smuts House Museum as a neighbour and share a boundary. Can you inspect without accessing the museum grounds?
Yes. All detection work is done on the client's property — meter, isolator, garden, and interior. We do not require access to neighbouring properties for any part of the standard workflow. Where a shared boundary wall or an old shared-plumbing arrangement is involved, we document the situation and adjust the diagnostic accordingly, but we do not enter neighbouring grounds.
The house has original 1920s cast-iron waste plumbing. Do you inspect that as part of the callout?
Not on a leak detection callout, which covers pressurised supply plumbing only. Waste plumbing (drain lines, waste stacks, sewer laterals) is a separate service scope — our general plumbing team can scope waste-line diagnostics separately. If your callout concern touches both supply and waste, please note it at booking and we'll advise on whether the two services are best combined.
We're the third generation living in the house and don't know where all the plumbing runs. Is that a problem?
Not at all — very few Irene owners have complete plumbing history for their properties. Part of what the inspection produces is a documented understanding of where the plumbing actually is, which the report captures for future reference. Many Irene owners tell us afterwards that having the plumbing mapped is almost as valuable as the leak diagnosis itself.
